The South: Sun, Mild Winters, and Tax Perks

The Southern United States remains the premier destination for retirees seeking warmer climates and lower living costs. Many Southern states boast incredibly favorable tax environments, making it easier to maximize your Social Security checks.

Alabama: Mobile
Mobile offers coastal living without the premium price tag associated with the Gulf Shores. The median home price sits well below the national average; additionally, Alabama imposes some of the lowest property taxes in the country and fully exempts Social Security benefits.

Arkansas: Hot Springs
Famous for its thermal waters and natural beauty, Hot Springs provides retirees with an exceptionally low cost of living. The area is packed with recreational activities, and housing is highly accessible for those relying entirely on fixed incomes.

Delaware: Dover
Delaware is a tax haven for retirees—featuring no sales tax, low property taxes, and no tax on Social Security. Dover provides a quiet, historic atmosphere that is far more budget-friendly than the nearby coastal towns of Lewes or Rehoboth Beach.

Florida: Ocala
While coastal Florida has become prohibitively expensive, central Florida remains a bastion of senior living affordability. Ocala is famous for its massive 55+ communities, offering resort-style amenities at highly competitive housing prices, all completely free from state income tax.

Georgia: Athens
Beyond its reputation as a college town, Athens offers an incredibly affordable lifestyle with world-class medical facilities. Georgia provides excellent tax breaks for retirees, including a significant retirement income exclusion for residents aged 65 and older.

Kentucky: Lexington
Lexington surrounds you with beautiful horse country and offers a cost of living roughly 10% below the national average. Kentucky completely exempts Social Security benefits from state taxes and offers a generous exclusion for other types of retirement income.

Louisiana: Lafayette
Known as the heart of Cajun Country, Lafayette offers a vibrant culture, incredible food, and remarkably low housing costs. Louisiana’s property taxes are among the lowest in the nation, providing significant relief for fixed-income homeowners.

Maryland: Hagerstown
Maryland can be expensive, but Hagerstown sits in the western part of the state where real estate is vastly more affordable. You retain access to Maryland’s world-class healthcare networks while avoiding the crushing living costs of the Washington D.C. suburbs.

Mississippi: Hattiesburg
Certified as a welcoming retirement community by the state, Hattiesburg features an extraordinarily low cost of living. Mississippi completely exempts all qualified retirement income from state taxes, meaning your savings stay in your pocket.

North Carolina: Winston-Salem
Winston-Salem offers the mild North Carolina climate at a fraction of the cost of Asheville or Charlotte. Home to Wake Forest Baptist Medical Center, retirees here enjoy peace of mind regarding healthcare alongside affordable real estate.

Oklahoma: Tulsa
Tulsa provides some of the cheapest housing in the entire country. The city has invested heavily in community infrastructure, creating a vibrant, affordable environment where a fixed income stretches remarkably far.

South Carolina: Spartanburg
Spartanburg is gaining popularity as a cheaper alternative to nearby Greenville. Retirees enjoy scenic mountain views, a revitalized downtown area, and South Carolina’s exceptionally retiree-friendly tax policies, including no tax on Social Security.

Tennessee: Chattanooga
Tennessee levies no state income tax, making it a financial haven for retirees. Chattanooga offers high-speed internet, a thriving arts scene, and beautiful riverfront views, all while maintaining housing costs well below the national average.

Texas: San Antonio
Texas is another state with zero income tax. San Antonio is renowned for its large military retiree population, excellent healthcare systems, and housing prices that are vastly more affordable than those in Austin or Dallas.

Virginia: Roanoke
Nestled in the Blue Ridge Mountains, Roanoke provides stunning scenery and a low cost of living. The presence of the Carilion Clinic ensures retirees have access to top-notch medical care without having to navigate a massive, expensive metropolitan area.

West Virginia: Morgantown
West Virginia consistently ranks as one of the most affordable states in the country. Morgantown offers the cultural and medical perks of a university town alongside breathtaking Appalachian nature and incredibly cheap housing.
