The Midwest: The Heartland of Affordable Living

If you value community, straightforward living, and maximizing your dollar, the Midwest is unparalleled. What the region lacks in ocean views, it more than makes up for in housing affordability and strong local healthcare systems.

Illinois: Peoria
Illinois has notoriously high property taxes, but Peoria counters this with some of the lowest home prices in the country. Retirees can easily purchase a home here for cash, entirely eliminating mortgage payments from their fixed-income budget.

Indiana: Fort Wayne
Fort Wayne frequently appears on lists of the most affordable places to retire USA. The city offers a quiet, safe environment with excellent healthcare facilities, low property taxes, and a cost of living substantially below the national average.

Iowa: Des Moines
Des Moines provides the amenities of a major city—including excellent hospitals and cultural events—without the associated costs. Iowa recently phased out its state tax on retirement income, making it an even more attractive destination for seniors.

Kansas: Wichita
Wichita offers a robust economy and exceptionally low housing costs. For retirees relying solely on Social Security, the everyday expenses—like groceries, utilities, and transportation—are highly manageable in this Midwestern hub.

Michigan: Grand Rapids
Grand Rapids combines a thriving arts scene with excellent medical care via the Corewell Health system. While winters are cold, the cost of living is very reasonable, and the local community is highly engaged and welcoming to seniors.

Minnesota: Rochester
Home to the world-renowned Mayo Clinic, Rochester provides unparalleled healthcare access. Despite the premium medical infrastructure, housing and general living expenses remain affordable compared to the Twin Cities.

Missouri: Springfield
Springfield serves as a gateway to the Ozarks, offering incredible outdoor recreation alongside a very low cost of living. Missouri’s tax policies are generally friendly to seniors, helping you preserve your monthly income.

Nebraska: Lincoln
Lincoln boasts a low crime rate, a friendly community, and highly affordable real estate. The city provides a stable, predictable environment that is perfect for retirees carefully managing their monthly cash flow.

North Dakota: Fargo
If you can tolerate the harsh winters, Fargo rewards you with a strong local economy, incredibly low crime, and affordable housing. North Dakota also recently eliminated the state income tax on Social Security benefits.

Ohio: Akron
Akron offers retirees the chance to buy homes at prices rarely seen in other parts of the country. The city features the scenic Cuyahoga Valley National Park and easy access to the Cleveland Clinic’s world-class medical network.

South Dakota: Sioux Falls
South Dakota features absolutely no state income tax. Sioux Falls is a rapidly growing, safe city that provides great healthcare and a low cost of living, making it an incredibly smart financial choice for retirees.

Wisconsin: Green Bay
Green Bay offers a strong sense of community, low housing costs, and beautiful summers along Lake Michigan. The state does not tax Social Security, helping residents stretch their retirement funds further.
