Miscalculating the cost of selling
When you know nothing of real estate and simply want to sell your house, it may be easy to disregard the cost of selling.
Most people are aware of the agent commissions they have to pay but get blindsided by other fees such as paying a photographer to take photos of your house so you could list them or making minor repairs before posting your house for sale.
